Since more and more Sellers are offering Home Warranties it has prompted me to look at a few of the top rated companies. According to Consumer's Advocate, the number one rated Home Warranty is American Home Shield (AHS) followed closely by America's First Choice and not far behind, Choice Home Warranty. So, let's start with a brief look at these three for now.
American Home Shield has been BBB accredited since 1997 and is the largest home warranty provider in the U.S. AHS has been providing service since 1971 and not only stands out due to its size and stability but also is preferred due to its extensive contractor network as well as the contract itself , which is one of the least restrictive found. The biggest complaint is they do not work with local contractors only. This not only causes a possible delay in service but also allows for shady contractors to take advantage of the system. However, AHS does provide continuing education and offers bonuses for exceptional performance to detour this type of behavior.
America's First Choice was founded in 2003 and has been BBB accredited since 2016. Pros are they make a commitment to having an authorized service center make contact within 8 hrs. and have an extensive list of local contractors to promptly fulfill customer needs. A number of reviews mention how happy customers are to deal with a contractor they have used previously. Furthermore, they offer many additional benefits not found with other home warranty companies. ie: emergency alert system, retail benefits program, etc. Cons include complaints of limited information about terms and conditions and limits of liability on their website. In order to obtain policy details you have to contact a customer service rep.
Choice Home Warranty was established in 2008 and is not accredited with the BBB. In fact, they have a B- rating with the BBB. CHS may have come in third with Consumer's Advocate but comes in number one with Home Warranty Reviews. This is partially due to it's Greenstar features and one of the lowest service fees out there, not to mention you get the first month free. They also have local pre-screened technicians available and if the tech can not fix a covered repair, CHW bosts it will replace the defective part/unit. However, many customers have complained about the fine print and loopholes. Nonetheless, CHW has become well established and still ranks high in consumer choice.
In conclusion, there are many providers to choose from with a variety of options. Upon reviewing these three, I found many pros and cons to purchasing a home warranty as well as what each home warranty provider offers. Additionally, I have become better informed for both myself and my clients for future reference. Bottom line, The best way to find the one that is right for you is to decide which one can meet your needs and the needs of your home. The best way to find that is to research carefully and read the fine print of each plan.
