When's a Good Time to Move Up?-  The answer is different for everyone.  However most will be financing.  Realize the cost of money is cheap right now while interest rates are low. To buy the same $100,000 home now versus when rates go up will cost you more money.  You won't get more house but will cost you more. If you know you need to make a move in the next few years, you might not want to put off moving.  It's not just about the house price and interest rate.  Consider the value and total cost of making that move and when it is the best time.  If your home is paid off and you will be paying cash for your new home, you might want to wait until interest rates increase.  Also consider rental costs.  Remember to buy at the right price and get the best interest rate but look at the long term picture and all your other factors as well. 

What Questions Should Buyers Ask A Realtor?  When you are buying a home, don't just use the realtor that let you in the home.  That realtor may be a great one but you won't know if you are not asking the right questions. You will be working with them for a long time so you need to be comfortable with and trust that they are giving you a good perspective on the market. They need to be able to give you the tough answers, not just what you want to hear. Is the house worth what it is listed for?  If you purchase this home will you have problems selling it in the future? Do they understand the lifestyles in certain areas of town?  Do you know the area that you are purchasing?  Your realtor will not likely know that answers to everything.  If they do they are probably not telling you the truth.  A good realtor, may not know all the answers, but will have plenty of contacts that can give them the answer.  

QUICK TIP- Buyers, remember that the seller, in most every case, will be paying the realtors commission for the selling agent and the buying agent.  As a buyer, you will get free representation.
